A proven path from concept to keys.
Hotel projects fail when design, franchise approval and manufacturing are siloed. Here is how our unified process eliminates blind spots and delivers on time.
Step by step
Five phases. Zero guesswork.
From our first consultation to your final brand sign-off and punch list walk, you have full transparency at every milestone.
Discovery & Scoping
We begin by thoroughly reviewing your property, brand requirements, budget parameters and target schedule. For renovations, we dissect your Property Improvement Plan (PIP) line-by-line to find value-engineering opportunities before design begins.
- PIP & franchise standard audit
- Site measurement review / architectural survey
- Key count & room type breakdown
- Preliminary budget & milestone schedule
Concept & Interior Design
Our design team translates your hotel's local market identity and brand requirements into inspiring, functional spaces. We develop comprehensive palettes for guestrooms, corridors, lobbies and amenity spaces that balance guest delight with commercial durability.
- Mood boards & color direction
- FF&E space planning & furniture layouts
- Finish, fabric, lighting & flooring selections
- Photorealistic 3D visualization & renderings
Franchise Brand Submittal
This is where ordinary designers hit roadblocks. We assemble meticulous brand submittal packets formatted precisely to franchisor requirements (Hilton, Marriott, IHG, Choice, Wyndham, etc.) and coordinate directly through brand review portals to secure formal approval.
- Brand-standard specification books
- Physical material & finish sample boards
- Submittal portal upload & tracking
- Direct communication with brand design reviewers
Strategic FF&E Procurement
Because we are 100% manufacturer-neutral, we solicit competitive bids from vetted domestic and international manufacturing partners best suited to build your specific custom casegoods, seating, lighting and millwork. You get superior quality at fair, transparent pricing.
- Competitive manufacturer bidding & line-item quotes
- Shop drawings & finish control samples approval
- Purchase order administration & terms management
- Factory production scheduling & QA checks
Logistics & Installation Coordination
We coordinate freight, customs clearance, consolidation warehousing and phased delivery schedules so product arrives precisely when floors and rooms are ready to receive them — keeping on-site general contractors moving and avoiding costly double-handling.
- Shipping, freight forwarding & customs tracking
- Local bonded storage & staging logistics
- Phased delivery coordination per guestroom floor
- Installation punch list support & brand sign-off walk
Frequently asked questions
Common questions from hotel owners.
Do you manufacture furniture yourselves?
No — and that is our deliberate advantage. Traditional manufacturers are incentivized to sell you their standard catalog pieces or keep their proprietary factories humming. Because we are manufacturer-neutral, we design what is genuinely best for your hotel, then source from the specialized manufacturer best suited for that specific product category (casegoods, upholstery, lighting, custom stone, or millwork) at the most competitive price.
Which hotel franchise brands do you have experience with?
Our team has deep experience navigating brand requirements and submittal portals for major hotel brand families including IHG (Hotel Indigo, Staybridge Suites, Holiday Inn Express), Hilton (Hilton Garden Inn, Hampton, Tru), Marriott, Choice Hotels, Wyndham, and Radisson, as well as independent boutique properties.
What is included in a franchise brand submittal?
A full brand submittal package includes comprehensive architectural finish schedules, dimensioned FF&E floor plans, finish specification binders, digital renderings, and physical finish boards containing approved fabric, paint, quartz, and wood stain samples. We also manage all communication with brand design managers until final stamped approval.
Can you work with our existing general contractor or architect?
Absolutely. We regularly collaborate with client-appointed general contractors, MEP engineers, and architects of record. We provide detailed design intent drawings, electrical placement coordinates for lighting/headboards, and plumbing rough-in specs for vanities so on-site trades have zero ambiguity.
How early in our project timeline should we engage Hospitality IDS?
The earlier, the better. Ideally, reach out before finalizing franchise brand negotiations or as soon as a PIP is issued. Early involvement allows us to identify costly brand mandate pitfalls, propose value-engineering alternatives, and align long-lead procurement schedules with your opening date.
